How much does a modular home cost in Ireland?
Our cottages start from €75,000 for the 1-bed (30.1 m²), €98,000 for the 2-bed (67 m²), and €125,000 for the 3-bed (52 m²). Shepherds Huts start from €44,000 for the 20×10ft studio and €64,000 for the 25×14ft two-bedroom. Final pricing depends on finish level, site requirements, and delivery distance — foundations, utility connections and groundworks are quoted separately so you have full transparency.
What's included in the starting price?
A turnkey finish: insulated and clad exterior, fully fitted kitchen with hob, oven, fridge and integrated units, fully tiled bathroom with shower, certified electrics, painted interiors, laminate flooring, double-glazed windows and external doors, and built-in wardrobes. The home arrives ready to live in.
Quoted separately: foundations and groundworks, utility connections (water, electricity, drainage), transport beyond standard distance, planning support if needed, and any optional upgrades.
Are modular homes mortgageable in Ireland?
Several Irish lenders will mortgage permanent modular installations that meet building regulations and are installed on owned land with secured services. Relocatable units, holiday lets and units intended as secondary accommodation are typically financed differently — through personal loans, asset finance, or specialist lenders. Get in touch and we'll point you towards finance partners who understand modular.
Do you offer payment plans or staged payments?
Yes. Our standard payment structure runs in stages: deposit at order, instalment at design sign-off, instalment ahead of delivery, and balance on installation/handover. Exact percentages are agreed in writing as part of your quote so there are no surprises.
Can I trade in or sell a modular home later?
Yes. Modular homes hold their value well — particularly when they're A-rated, on a permanent foundation, and have valid building compliance. Because our units are built on steel chassis, some can also be relocated rather than sold, which is unique to the modular category.
What you can and can't do, by law.
Do modular homes need planning permission in Ireland?
It depends on size, location and use. Since April 2026, modular homes of up to 45 m² placed in the back garden of an existing dwelling are exempt from planning permission, provided the garden is at least 25 m², the unit has a separate entrance, and it meets building regulations. Standalone modular homes on their own site, or units used as a primary residence, generally still require planning permission. We can advise on which route applies to your project.
What is the 2026 45m² back-garden exemption?
On 21 April 2026, the Irish Cabinet approved planning exemptions allowing homeowners to place a self-contained modular home of up to 45 m² in their back garden without applying for planning permission. The unit must have a separate entrance from the main house, the garden must be at least 25 m², and the unit must comply with Irish Building Regulations.
Crucially, the exemption also allows the unit to be rented under the Rent-a-Room scheme — meaning the homeowner can earn up to €14,000 per year tax-free, provided they continue to live in the main residence.
Which of your models fit the 45m² exemption?
Our 1-Bed Cottage (30.1 m²), 20×10ft Shepherds Hut Studio (~18 m²), and 25×14ft Shepherds Hut Two-Bedroom (~32 m²) all fit comfortably within the 45 m² limit. The 2-Bed Cottage (67 m²) and 3-Bed Cottage (52 m²) sit above the threshold and are designed for full residential use with standard planning.
Do your homes meet Irish Building Regulations?
Yes. All our homes are designed and built to comply with Irish Building Regulations, including thermal performance, structural integrity, fire safety, and electrical certification. Each unit is delivered with the relevant compliance documentation.
Can I rent out a modular home in my back garden?
Yes. The April 2026 exemption explicitly includes back-garden modular homes in the Rent-a-Room scheme. The owner of the main residence can rent out the unit and earn up to €14,000 per year tax-free, provided they continue living in the main house. The tenant occupies the unit on a licence basis rather than a tenancy.
Do you handle planning applications?

The application itself is typically handled by an architect or planning consultant — we make sure your unit's design and documentation give that application the best chance of approval.

How are your modular homes built?
Each home is hand-built indoors on a galvanised steel frame, factory-assembled with high precision. Insulation, cladding, kitchen, bathroom, electrics and finishes are all installed at the factory, before delivery. Building indoors means no weather delays and tighter quality control than on-site construction.
What U-values do your homes achieve?
0.18 W/m²K in the walls, 0.14 W/m²K in the floor, and 0.18 W/m²K in the roof — well below current Building Regulations thresholds. Combined with double-glazing throughout and high-efficiency heating, this delivers low running costs and stable indoor temperatures year-round.
What BER rating do your modular homes achieve?
Our homes are designed for high energy efficiency and a full BER A rating is available as an optional upgrade for an additional cost. The standard build already exceeds Building Regulations on insulation; the A rating upgrade adds the certification process and any final-spec adjustments needed. What is the structure made of?
A galvanised steel frame and chassis. Steel is used because it provides long-term structural integrity, allows the home to be transported and lifted into place, and (in the case of our Shepherds Huts) can support functioning wheels for relocation. Walls are timber-clad or metal-clad on the exterior, painted on the interior, with insulation throughout the wall, floor and roof build-up.
How long do modular homes last?
A well-built modular home is designed to last as long as a traditional home — decades, not years. Steel-framed structures, factory-controlled build processes, and high-spec insulation and cladding mean a working life measured in the same range as conventional construction. Each unit is backed by Taggart Homes — 35 years of housebuilding heritage stands behind every build.
Can I customise the layout or finish?
Yes. The standard layouts in our brochure are starting points — most can be tailored to suit your site, use case, or personal preferences. Cladding choice (timber vs metal, black vs cream cement-fibre on huts), interior finish, kitchen specification, and some layout adjustments can all be discussed at the design stage.
From factory to your site.
How long does it take from order to handover?
Most projects run in weeks, not months. The home is built indoors at our factory while groundworks happen on your site, then delivered, lifted into place, and connected. Because we're not weather-dependent, schedules are far more predictable than traditional builds. Exact timeline depends on model and site complexity — we'll give you a clear estimate at quote stage.
Where in Ireland do you deliver?
We deliver across the Republic of Ireland and Northern Ireland. Our specialist transport partners handle delivery to all 32 counties — including tight rural sites, island sites, and difficult-access locations. Transport is included within a standard radius; longer distances are quoted separately.
What site preparation do I need?
You need a level, accessible site with adequate space for the unit, a foundation appropriate to the model, and connections (or capacity to install connections) for water, electricity and drainage. We can advise on foundation type — concrete pad, screw piles, or steel base depending on ground conditions. We can also recommend trusted local groundworks contractors if you don't have one.
Do I need a crane on site?
Yes — most installations require a crane to lift the unit from the delivery truck onto the foundation. Crane hire is typically arranged as part of the installation and quoted upfront. Site access for both the delivery truck and crane must be confirmed before the install date.
How long does on-site installation take?
Installation itself usually takes one to three days, depending on the model and any site-specific complications. The unit arrives complete, gets lifted onto the foundation, services are connected, and the team carries out final commissioning. You move in once we hand over the keys.
What ownership feels like.
What do running costs look like?
Lower than equivalent older homes. Strong U-values (0.14–0.18 W/m²K) and double-glazing mean less heat lost in winter and less cooling needed in summer. Combined with efficient appliances and the option of an A-rated upgrade, running costs sit in the lower range for Irish homes of comparable size.
What maintenance is required?
Similar to a traditional home of the same size, with two notable advantages: factory-assembled construction means tighter tolerances and fewer settling issues, and the steel frame won't rot or warp. Routine maintenance covers the same things any home needs — exterior cladding inspection, gutters, services checks. We provide guidance on standard maintenance intervals at handover.
Can the home be relocated later?
Yes. The steel chassis means the home can be lifted and moved if your circumstances change. Shepherds Huts are particularly easy to relocate thanks to functioning wheels. This is one of the most-loved features of modular living — it's a permanent home that doesn't lock you to a single site forever.
How do they perform in Irish weather?
Designed specifically for it. Insulation values are tuned for Irish winters and summers, cladding is factory-applied to weather gracefully, double-glazing handles wind-driven rain, and the steel frame provides structural rigidity in higher winds. Both cottages and huts are built to perform year-round, in any season.
Are they good for short-term rental or glamping?
Excellent. Our Shepherds Huts in particular are designed for the short-stay market — premium glamping, garden retreats, family stays. They're self-contained (own bathroom and kitchen), fully insulated for year-round letting, and require no shared facilities. Multi-unit operators across Ireland have used them successfully to launch glamping sites; the build cost typically pays back in a few seasons of letting.
